Front after a storm. Many mature trees on property. 100 feet of street frontage (on highway),
200 feet deep. The house is set in 40 feet from the roadway. We get lots of snow because St-Zenon
is the highest village in Quebec at 2,200 feet!

This is the view from the west wall; the back of the house. New chimney for the old oil stove in the
master bedroom which I only light if it gets below - 25 C. New oil tank. Solid deck made of 2 x 6 lumber
not finished. The siding is red pine, one inch thick I just did that 4 years ago. The decking on the left (north side)
needs to be finished. The deck on the right is done, and has a new roof over part of it.

 

 


The garage in the back yard at sunset. big garage, approx 20 x 20. Tall roof. Behind the garage is a big
stream with fish. It is the savage river that feeds the Lake St-Louis on the other side of the road. The village
is 1,000 feet up the hill. All services are close including an elementary school, a grocery store with alcohol outlet,
the Bistro St-Zenon Steak house, and two other cafes. There is also one gas station in the village. The neat thing is,
you have no really close neighbours. A river is on one side, and a farm field on the other. Across the single lane
highway, you have a building supply center! What could be more perfect?

 

 


This is the bathroom. You can see that it has new drywall, but the taping and painting need to be completed!
Everything works great. Remember, I lived in this house since 1999. I was very comfy and cosy. The plumbing has
all been redone with 1/2 inch, so I get a great power shower!

 


The master bedroom has two windows, with two panes. The floor is new tiles, and I put pine on the walls and
cieling trim too. There is a good queen size bed, all the bedding, and a desk. Also two tables, chairs, and an
antique dresser. Plus one upholstered chair. The stove is a Finlay, from about 1960. It is gravity fed oil stove.
When it gets really cold, I light her up and wow, it gets cozy! The baseboard heaters are good when I am away.
The bedroom is at the back of the house and very quiet for good sleeping.

 

 


Upstairs bedroom has a bunk bed and a good quality single bed. Lots of pillows and bedding & two dressers and
one ikea blue chair. The other bedroom upstairs is used for storage, and needs paint and a door installed to the attic.
So, right now, you could sleep three in this room and a couple in the master bedroom, and one more on the sofa.
Plenty of room.

All siding new, one inch red pine, natural. There is a small walk in porch. The roof is all metal... the back section
is newer (1970?) The front part was renovated in 1950. Then I built a new foundation and installed drainage all
around the house in 2000. (Cost me 25,000) and two months of back breaking work. I lifted the house up,
then dug down to the rock slab... and built a proper foundation on the rock. No more water in basement! All
clean gravel now.

 




The colour of the siding has faded in the 5 years since I screwed it into place. I like the old natural look.
If you like a cleaner look, paint it with latex stain. Or, you could simply power wash it with bleach to make it
light again (like the top photo).

The garage in the back can hold 4 sleds easily. There is even a second floor in the top for storage,
and a lean to section attached to the back. There is power in the garage. I spent 4,000 on the drive way,
It has good gravel on it, and a place to turn around with a trailer up top. You could park one truck on the
right of the garage, and two trucks on the left side. Then one more easily on the left side behind the house.

 


From the roadway, the house sits about 40 feet back. Mail delivery by mail man. Own septic field built in 1980,
old but very well built, no problems with it. Costs 120. bucks every two years to have the guy come and service it.
I have a surface well, water has been tested, is very good.

 


The kitchen has a good fridge, one older stove (right) on 220 volts. The other stove on left is newer, and is not
hooked up. All my pots and pans, cans of tuna, noodles, spices, coffee tea etc.. all the basics are here. A big
wash tub and a newer style washer and dryer on 220, make it everything you need. AL the basics are covered!
Feed your snowmobile crew and then ride! In summer, go fishing or hunt for bear, moose, deer, whatever!

WHY I AM SELLING

As you can see, I put alot of cash into this old house, and alot of love. I know, it is still unfinished.
I used to live in the house 12 months of the year. It is located only two hours north east of Montreal.
It is one hour north of Joliette. I lived here and wrote about snowmobiling for the Internet. I wrote
honest snowmobile trail reports for my American and other English speaking readers, so they would
know when to come up to ride their snowmobiles.

Now I live in British Columbia. Located half way between Vancouver and Calgary. I only spend the
winter months in my Quebec house. I want to buy a place here in BC. I will sell the Quebec house,
then stay with friends when I go back every winter. I am now starting to get lots of clients out here,
so I want to focus my main work on BC.

Many Americans own houses in St-Zenon Quebec, because they love to fish, hunt, and ride sled
on the best trails in the world. In the St-Zenon area, there are more than 600 miles of perfectly
groomed snowmobile trails. In the winter, it is the Mecca of sledding, and thousands of trailers
arrive every weekend, with eager sledders. They come from New York, NJ, and mostly Pennsylvania!

I would guesstimate there are 50 Americans that own up there. It is not complicated to buy a
place in Quebec. If you win the auction, you will have to pay about 1,200. cnd for the notary to
do the legal papers, another 1,200. or so for the certificate of localization. That is a survey
of the lot.

The house up the road has been fully renovated, about the same size, and it sold for $75,000 about
three years ago. If I spent $20,000 on this one now, I could get 75,000. for it.

I have planted about 25 pine trees, some lilacs, and other bushes on the property, and they are
growing well.. I would say the pines are about fifteen feet tall. This will fill out the lot in another ten years.
I will miss the trees the most. I loved to watch them grow. There is also wild raspberries all over the
slope that goes to the river. They are out of control, but delicious. I also planted two apple trees in the
back, and strawberry bushes. The wild birds are amazing, and there are bears in the woods. If you
set out old bread or donuts, you can meet them! I have also had deer in the yard.

I have put special 'bat boxes' up in the trees, and I have a good bat population. They eat the bugs.
Bug season is crazy from June 10th to July 10th. At my place, there are less of these because of the bats!

Northern lights are also visible any time of year, but most spectacular in winter. Totally amazing site.

In the village, there is a septic tank guy, a plumber, a few excavation guys, snow removal guys,
and all the basic services you could imagine. For TV you can get satellite or cable. Telephone and Internet
service are excellent, and we even have cel phone towers now. There is also a medical centre in the next village,
St-Michel-des-Saints.

That town is 15 minutes away, and they have about 4,000 people. They have Radio Shack, bars, restaurants,
and more. Everything you need, including a huge Polaris/Ski-doo/Honda dealership! Great people.

There is a big boating poker run every August that attracts hundreds of participants on the big lake,
Lake Taurau. It is a huge reservoir with great fishing and beaches.

Montreal, two hours away, is booming right now, and more and more people are wanting a summer
cottage, so values on the lake fronts are rising every year. This place is cheaper, because it is not on
the water. A similar house on the water would cost you $ 150,000 and up. You are only minutes
from the beaches, and right on the snowmobile and atv trails. Enjoy!
